- It’s the action, not luck, that keeps most people from where they want to be. It’s thinking about where they want to go and do, and taking productive steps to get there.
- Everything we want is in front of us. It’s the action steps to get there that had to be taken as soon as possible to put yourself to the path towards where you want to be.

- Most of the time, we look at buying an apartment building.
- There’s an available path on whether to become a passive or an active investor.

- For multi-family investments, it has the ability to have a safety net because of the larger asset.
- Multi-family real estate does well in a deflationary environment because you have a short-term lease releasing throughout the year. You’re able to adapt to market conditions and change.
- Inflationary environment trends to the success of the worth of the building because, as we stand today, we’re going to come up short by about 4 and a half million homes in a course of a decade.
- As people wait, it makes assets be worth more because of replacement cost.
- With multi-family real estate, you have cash flow from your tenants paying rent, which pays for your expenses, mortgage, and anything remains becomes cash flow. As tenants pay rent, they slowly pay for your building.

[15:46] – Attaining funding is tough. How do we raise money without asking for it?
- Bring in passive investors. The SEC allots opportunities where you can raise capital through accredited investors or sophisticated investors as long as we have pre-existing relationship.
- Most investors don’t know that this opportunity is out there for them and how to benefit from them.
- Buying an apartment building can be staggering. You might find the money but it will put a lot of stress to your investors because you need to raise capital.
- It gave time to investors the time without having the real pressure of the deal to understand the process and parameters of how things work.
- What’s in it for us is when we find that deal, we had enough commitment that we felt good and raise capital to go out there to buy that type of investment.
[20:04] – Producing massive income with an effective management team is the dream. How can we attain this dream?
- With apartment buildings, you can look at it and see how it’s not performing. It could be because of the building side or the management side.
- When it comes to the bottom line, the way apartment buildings and commercial real estate are valued, is based on a cap rate.

- People are so spread out that they can’t tell which is a good deal because they can’t focus on what they’re looking for.
- Focusing in one area will allow you to start finding that opportunity. It cuts down the overall chaos of you trying to find out something you don’t know what you want for.
