John Lee Dumas: Light that spark, Fire Nation. John Lee Dumas here and I am fired up to bring you our feature guest today, Justin Williams. Justin, are you prepared to ignite?
Justin Williams: Fire Nation, we are about to launch this spaceship to the moon, so fasten your seatbelts and get ready for blastoff.
John Lee Dumas: Yes. I knew you were ready for that one. Justin is a full time real estate investor who is currently flipping over 100 houses a year with automated systems that allow him to spend less than five hours a week working on his house flipping business. In July of 2013, Justin reached out to yours truly, Fire Nation, to learn how he could create an online community to help others achieve financial freedom by creating their own house flipping business. Was it a good move? We’ll chat about that, today, and so much more. Justin, I’ve given Fire Nation just a little insight, so share more about you, personally, and expand upon the business.
Justin Williams: Awesome. Thanks, John. First off, I want to say thanks for having me on the show.
John Lee Dumas: Yeah.
Justin Williams: Super pumped. You know, like you mentioned, I currently own two different businesses; one is, as they often say in the online business, I never heard this term before. Well, not that much, but the brick and mortar, right? You guys in the online world refer to those of us who aren’t in online as brick and mortar, so –
John Lee Dumas: Anything you can touch, Justin, is brick and mortar, to us.
Justin Williams: Yeah. I love it, so my brick and mortar business is a house flipping business, which I’ve been doing full time for over eight years, and I’ve flipped over 400 houses, during that time, and as John, as you mentioned, I’m currently flipping about 100 houses a year, and it’s all systematized, so I did that in the last couple of years, and a couple of years ago, it’s like I moved to San Clemente. Life was good, but I got bored of just surfing, and mountain biking, and I thought, what else? I want to do something more, and you know, I had all this time, so I thought, okay. The two things that I love the most is I love teaching people. I love educating. I love helping other people.
I’m always, at a family party, trying to find out who I can help out, right, and then, I thought, what do I really want to learn, and the truth being, even though I had a successful business, I didn’t know a ton about business, and I didn’t know anything, as you know, about the online world. Tech savvy was not my thing, at all, but I knew how important that was. I knew that’s where the world was going. I knew I needed to learn more about marketing and online, and that’s what I really wanted to focus on, so I had recently listened a podcast on real estate, and that was the only time I’d ever listened to a podcast, by the way.
My brother sent it to me. He’s like, “Hey, check out this podcast.” I didn’t even know what a podcast was, right? So, I thought, hey. I wonder if there’s one of those podcasts things on business, and even better, online marketing on business, so I looked up podcasts on the internet. I didn’t even know to go to iTunes to look up a podcast. I just looked up business podcasts, and there you came. It was –
John Lee Dumas: Yay.
Justin Williams: You were number two. Ramsey was number one, and no offense to him, but I didn’t care to listen to him. I noticed that you had all these interviews with all these entrepreneurs. I thought, oh my gosh. This is amazing. I didn’t know –
John Lee Dumas: Jackpot.
Justin Williams: stuff like that existed, so I just – I started diving in, and I spent the next week – I probably listened to about 100 of your interviews, and I was opened up to this whole new crazy underground world that I never knew existed, and it was just – I was loving it, eating it up, and then, after about a week, I thought okay. I’ve got to reach out to this guy, and I did. I reached out to you, and you got me going on. We did some mentoring. That’s back when you were still doing your mentoring. Without hesitation – you know, you told me about your master mind program, and I knew from the real estate world, I already spent $40,000.00 on those kind of programs, and – but I was ready for it, anyway. I’m like, okay. What’s the price, John? 20 grand? 40 grand? What is it?
John Lee Dumas: Oh no. Don’t tell me that.
Justin Williams: No, and then, I was blown away. Like, my jaw dropped, when you told me the price. I’m like, are you kidding me? Okay. Absolutely, so, joined Fire Nation only without thinking twice and I had no intention at the time of starting a podcast at all. I barely knew what that was, but when you and I were talking, you started just talking about my podcast, as if it was something I was going to do, right? And so, you know this was July, when I first reached out to you. Two months later, in September, I had my website, which by the way, I didn’t know how to do any of this stuff, and then, I launched my podcast in October.
The [00:04:28] [inaudible] podcast, and that’s where I’m at, today, so we’re rocking and rolling the podcast, and things are good. We’ll get into more of that, the details, a little more later in the interview, but that’s where we’re at.
John Lee Dumas: Absolutely, and Justin, if anybody – anybody in the world is just a prime example of what taking action can result in. You, my friend, are that. I mean, I can remember the day, and you know, excuse your iteration, but you came to me a very successful business man, but you are a lumpy mold of clay that had never even been touched, when it came to the online tech world that I lived in, and I was like, man. Here’s a guy with a ton of energy, with a ton of smarts, financially. Very savvy, but clueless, when it comes to the online world, which by the way, I was only a couple of years removed, myself, from that cluelessness.
You know, I came from the Army. I came from real estate. I knew very well what that cluelessness looked like. You know, it was almost like I was looking in a mirror of myself, just a couple of years prior, so I was excited to take you on. We had a blast, and let’s be honest. I mean, Fire Nation, right now, is saying, oh whoa is me. You know there is poor Justin, surfing, biking, and swimming in piles of his own money, in southern California, working that brutal five hour work week. I mean, I feel so bad for this guy, but you know, Justin, things weren’t always amazing for you.
You know, you had to work incredibly hard, to get to where you are, so why don’t you share with Fire Nation your worst entrepreneurial moment, and really tell us that story.
Justin Williams: Okay, so let me take you back about 10 years ago. Just over 10 years ago, I was selling satellite dish. I was going to Brigham Young University, at the time. Playing football, or standing on the sidelines a lot, playing a little bit of special teams, here and there, and I sold satellite dish door to door. I had recently got married. We had a baby on the way, and I thought, you know, I had this entrepreneurial seizure. I thought, enough of working for these guys. I’m gonna do this better. I’m gonna do it on my own. I can make more money, and so, I started my own satellite dish retailership, selling satellite dish door to door.
Got a couple of other guys to help me out. Things were going good, so of course, I grew. I hired more people. I hired more staff. I thought, I need a partner. I need someone who can really help me take this to the next level, so I partnered up with this guy I knew from awhile ago that seemed really sharp, at the time. Long story short, you know we planned on having this summer program where the guys go door to door selling satellite dishes, and I had it mapped out. We’re gonna make like two million dollars. I was gonna sail off into the sunset, but you know, we continued to accumulate.
We had a little more out go than income, right? Because we’re investing, and what was going to happen that summer, and my partners only job was to recruit these door to door sales guys, and I was running the rest of the operation. He had two managers helping him. Push came to shove, it came down to it. They didn’t recruit a single person.
John Lee Dumas: Wow.
Justin Williams: We had a couple guys that were in Bakersfield. My wife’s brother and my brother were there installing for us, so we looked at the books and realized, oh my gosh. This program isn’t gonna happen. I have $120,000.00 of debt, which most of it was from friends and family, so it wasn’t like I could just like do a bankruptcy, which I wouldn’t have done, anyway. It wasn’t my style, but we didn’t know what to do. We were backed against a corner. I cut ties with the partner who, by the way, I – when I brought him on, I thought he could help me with some of this debt and financing.
He wasn’t involved in any of it. I signed for all of it. It was all in my name. He wouldn’t help out with anything, so we broke ties there, let the office go, let go of all of our staff, moved to Bakersfield almost overnight, and we moved in with my wife’s brother, his fiancé, my brother. These guys are both working for us, at the time.
John Lee Dumas: Right.
Justin Williams: And then, there was like a couple – another installer, and then, this one sales rep that would sometimes sleep on the couch, so we were in this small house. My son was, then, six months, at the time. We were in a side bedroom, and we were – my son would sleep in the closet, right? So, every single day, I would wake up around 5:00, work on the administrative part. My wife would help with the admin, all throughout the day, and right at 7:30, 8:00, when people were starting to wake up, I would go door to door selling satellite dish in the smoggiest city in the world, 110 degree weather in the summer, and I would do it until it got dark.
John Lee Dumas: And you weren’t listening to podcasts, as you were going door to door, so you were just – it was just you and your own thoughts.
Justin Williams: It was just me and my own thoughts. I trained my brother, who was an installer, at the time, to help do door to door, and I just grinded harder than I had ever done in my life. I hear you talk about the baby effect.
John Lee Dumas: Oh yeah.
Justin Williams: My back was against the wall. I needed this more than I wanted to breathe, right? It had to happen, and every day I did it. The hardest six months of my life, but after that, and we paid off all the debt, we were able to move out of that house, and that’s when I got into real estate, so that was my biggest failure, but in a way, it was also my biggest success, because from that, I knew I could accomplish anything.
John Lee Dumas: So, Justin, there’s something that I really want to drill into here, and then, maybe have you expand upon a little bit. Fire Nation, you really need to realize that no matter what industry that you are in, everyone is in sales, because if you are not selling your product, your service, your authority, your credibility, whatever it might be, then, you’re not gonna have a business that’s continuing forward for any significant amount of time. You are not going to be generating revenue.
You are not gonna have what we like to call a viable business, and this is especially true, as an entrepreneur, so Justin, you know we all shy away from thinking of picking up that phone and making that cold call, or knocking on that person’s door for that cold call sale, or you know, even in the online world, like with social media. Making that pitch on those webinars, delivering value for an hour plus, which you do so well, and we’ll get to that, as well, but then, at the end, feel okay with saying, okay. I just gave you an incredible amount of value. Now, here’s how you can take the next step and join my paid community.
Like, taking that next step is part of what we’re doing here, and Justin, talk about that. Talk about that phrase, everyone is in sales.
Justin Williams: Absolutely, so – and speaking of my online journey, I started my online journey, just over a year ago, and there was a time earlier last year when I almost threw in the towel. I mean, I was –
John Lee Dumas: Whoa.
Justin Williams: So close. It was – my wife and I were getting ready for our ten year anniversary. We were going to leave, and up until that point, I’d been doing all this work. I was spending five hours of work a week in my house flipping business and about 50 in my online business, and making almost nothing. The amount of money I was spending and making was almost a wash, and so, my wife and I, we went to Costa Rica for our ten year anniversary and it allowed me to think a little bit, and I was like, okay.
Maybe I won’t totally throw in the towel, but at this point, I had thought – how much it’ll cost me to reimburse everybody, and I was about to do it, but I came home and that night that we came home, we brought in like four grand, and we didn’t know where it came from, so I reached out to my online guy. I’m like, what happened? Where’d this money come from, and we weren’t sure, and we realized it was because we had set a timer that had one of my offers expire that night.
John Lee Dumas: Ding.
Justin Williams: I’m like, oh my gosh. We just – so, I said to Mark, who is my online guy. I said, “Look, I’m about to throw the towel in here. We have got to start selling.” We’re not – we’re providing – you always hear the saying. I thought, I’m gonna provide value to people.
John Lee Dumas: Right.
Justin Williams: And then, the money’s gonna follow. That’s what I hear all the time, from all these online entrepreneurs, and it wasn’t really happening, because I was missing the one key ingredient. The one thing that I should have been good at, which was selling, which was – I was afraid of what people were gonna think of me. I was afraid –
[Crosstalk]
John Lee Dumas: And let me break in here for a second, Justin, because you, Justin Williams, is saying this. I mean, Fire Nation, this is the guy that for six months, in Bakersfield, California, smog capitol of the world – not of the world, of the country, was knocking on doors and saying, buy a satellite dish, and you were afraid, so I mean, listen. Fear is always gonna be there, no matter who you are and what you do, or have done, so continue, Justin.
Justin Williams: So, from that point, I said to Mark, I said, “Look, we are going to push this thing. I don’t care if people think – call us sell outs, if they hate us, any, whatever. We’re gonna push it,” and we did, and that month, we brought in over $30,000.00 of revenue.
John Lee Dumas: Wow.
Justin Williams: And I was like, ding, and not one person, not one person, complained or criticized us about pushing. I think they wanted it. They were waiting for it, and we continued to do around that, and in October, we really cranked it up and we brought in $80,000.00, and you know, it hasn’t been quite as big, since then, because of the holidays and stuff, but we’re about to re-launch here at the end of this month, and our goal is to do half million, at least, in sales this year.
John Lee Dumas: Absolutely, and there’s kind of another thing that I want to talk about here, Justin, and that is what I like to call an obligation. You know, when you are providing unbelievable value, when you are providing game changing information, tips, tools, and tactics to people’s lives on a consistent basis, you are obligated to yourself to allow yourself, as a person, as an entrepreneur, as a business, to continue doing just that, and the only way that you are going to be able to continue as a viable business is if you generate revenue, so give yourself permission, Fire Nation, to generate revenue. Give yourself permission to say, you know what?
I provided you with so much, and you can go back and have all of this that you want, but you know what? If you do want that extra special level, if you do want that elite, that VIP, if you want to be that top 1%, I do have something special for you, and yes, it’s going to be investments, because my time and my energy have even been more focused in these areas, so Fire Nation, you are obligated to create massive value and return on investment for that value that you have created, so you can continue impacting the world. I mean, Justin, am I right here?
Justin Williams: Absolutely. 110%. I mean, I was going to quit, so there would be no more podcast. There would be no more seminars, but once I started bringing in that income, it got fun again. Right?
John Lee Dumas: Yeah.
Justin Williams: I was doing what I wanted to do, but it wasn’t fun, if it wasn’t – you know taking away time from my family. It wasn’t providing me with the lifestyle that I was looking for, so it just got fun, and I was able to keep doing it with even more passion and confidence.
John Lee Dumas: Yeah and there’s a lot of different ways you can go about it. I mean, you know to kind of touch upon like the entrepreneur on fire way, you know I created massive value, and for nine months, there was nothing. It was just value, and then, I did turn on the monetization stream with paid communities, with Fire Nation [inaudible], webinar on fire, and then, I went back in, Justin, and this has actually been kind of recently, I’ve gone back in and kind of back loaded some more free content. Like with the free podcasts course, and the webinar course, so Fire Nation, just because you step up to that monetization level, that doesn’t mean that you can never go back.
I’m going back and adding more value along the way, improving those funnels from the beginning all along the way forward and seeing massive results, because of that, so Justin, that was obviously a huge ah-ha moment for you. Was that the specific ah-ha moment you were gonna share with us?
Justin Williams: It actually wasn’t, but I’m glad I was able to share it. I know you were joking with me before, about me being able to control the flow, and I thought I was going to, so I wanted to share that story, so we squeezed it in there. Are you ready for my ah-ha moment?
John Lee Dumas: Yeah, but one second. I want to kind of share that story real quick, so Justin sends me an email, because we’re buddies. I mean, you know we’ve been friends, now, for well over a year. I mean, you know back in mid-2013 I was mentoring him, so I’ve been tracking his journey. He’s been in Fire Nation [00:16:48] [inaudible], so he sent me an email and said, “Hey, John. By the way, this is the flow I think would be good for Entrepreneur On Fire. Here’s what I think we should do. If you want, I can just take control,” and I responded back, you know of course, in my little way, I just said, “Yeah. You’ve got your control, Justin.” You know, 100% sarcastic, but apparently, he took it like I was being serious.
Justin Williams: So, I prepared two different –
John Lee Dumas: I love it.
Justin Williams: So, I had to prepare extra for this.
John Lee Dumas: That’s amazing. Well, you’re doing great, and yeah. You know, we can’t spend too much time on this, but I know that you’re a man of conciseness, so Justin, take away your ah-ha moment.
Justin Williams: Okay, so in 2007 is when I started my actual house flipping journey. I went to my first seminar. I won’t get into too many details, but basically, I spent $40,000.00 in my first two years, was promised a car that I never got. It goes on and on, right? So, in 2010, you know I had been doing okay, up until that time. 2010 was an especially rough year for me, just market had changed, lot of things were going on, and I decided the end of 2010, I’m gonna get into rentals. I’m gonna become a landlord, so for the next four months, between November of 2010 and February of 2011, I acquired 12 rental properties.
John Lee Dumas: Wow.
Justin Williams: But something happened at the end of those 12 rental properties. I went to buy number 13 and I was totally out of money. My private investors were all out of money, and I didn’t know what to do, so I had decided, you know I’ve got to sell the last four of these properties that I had just purchased, and I was just trying to figure out how to pay the bills, at this time, right? So, I sold those four properties and from the income I made, I generated more than I would need to take care of my family for an entire year, and that’s when my ah-ha moment happened. I thought what if I can do this every month? What if I can make more money in one month than I need to take care of my family for an entire year?
John Lee Dumas: Right.
Justin Williams: What if I can systematize? I had read books like E Myth and the Four Hour Work Week, and I thought, I knew I could create a business, not just a job, and that’s exactly what I did, and I focused fully on house flipping. That year, we did 60 properties, which was more than we had done the prior three and a half, four years combined, and that brings us to where we’re flipping over 100 houses per year.
John Lee Dumas: I love that and there’s something that we talk about here on Entrepreneur On Fire. It’s called your stupid human power, and Justin, I can tell you what, we share a very similar stupid human power. We are system skies. Like, we can create systems like nobody’s tomorrow. I mean, I have systems for how I open my emails. I mean, like it’s crazy, the systems that I have in place, but it allows me to not only do one daily podcast, not only two daily podcasts. You know, not only six live webinars a month. You know, be on four other interviews every single week.
You know, amongst all the other things that we have going on here, it’s all about the systems, so Fire Nation, if you feel like – you know, you’re like wow; these guys are accomplishing so much in so little time. I mean, don’t they only have 24 hours in a day? The answer is yes, but the answer is we use those 24 hours to create systems, so that the next 24 hours, in the 24 days, and weeks, and months, get less, and less, and less [00:20:07] [inaudible] on ourselves, because those systems take effect and move forward, so I love that, Justin.
Justin Williams: Yes. Absolutely.
John Lee Dumas: Now, we’re about to move into what I call 60 second questions, but before we do, Justin, I think you might have a song for us, and –
Justin Williams: Nice.
John Lee Dumas: I want to prep you –

Justin Williams: I was hoping you would let me do this.
John Lee Dumas: I want to prep you a little bit here. We’ve never – well, actually, we have had somebody sing on Entrepreneur On Fire before, but I will say that she was a professional singer. She sang –
Justin Williams: Oh my.
John Lee Dumas: She sang the song, it’s just a little touch, and she actually sang that song. Just, you know a couple cords of it, much better than I just did. Well, a little better than I just did, but she was a professional, so I mean, I’m going – I don’t know how good or bad you are. I’ve never even done karaoke with you, but Justin, take it away.
Justin Williams: Okay. I’m pretty good, first of all.
John Lee Dumas: Okay.
Justin Williams: But I do have a cold, so –

Justin Williams: I’m not really good, but –
John Lee Dumas: Okay. Let’s do it.
Justin Williams: All right. At first, I was afraid. I was petrified to create a podcast on my own. How could I grow and monetize, but then, I did it anyway, because John Lee Dumas told me to, and now, I feel empowered, because he showed me what I can do, and now, I’m in the club. I’ve got a podcast club. I’ve still got a whole lot to learn, a long road ahead, but at least, I’m in the podcast club. John Lee Dumas: I will ignite, as long as I am old enough, I know I will ignite. I mean, we did not even plan that little last verse, Fire Nation. That just came out of nowhere. Justin, that was amazing. You have made me decide to never second guess when a guest decides, or asks to sing a song, so thank you for that, my friend. I know you can do it, my friend. Ideally, what are the first 60 minutes of your day look like?
Justin Williams: You know, it actually changes quite a bit. I wake up sometime between 5:00 and 6:00 and no alarm, and it depends on how I’m feeling. Honestly, if I feel like I need to go surfing, I go surfing. If I want to go for a bike ride, I go for a bike ride, or I hit the gym, but generally speaking, when I start working, I look at my calendar and I make sure I know what the one, two, or three most important things I’m gonna do for that day on, and that’s all I focus on.
John Lee Dumas: Listen to yourself, Fire Nation. I love it. What is your biggest strength, Justin, as an entrepreneur?
Justin Williams: Delegation and systems.
John Lee Dumas: Systems. Your stupid human power.
Justin Williams: Right.
John Lee Dumas: What’s your biggest weakness?
Justin Williams: So many ideas, wanting to do so much, and just can’t do it all.
John Lee Dumas: The weapons of mass distraction. They are everywhere. What’s one habit you wish you had?
Justin Williams: This is something I’ve gotten better at, and I’m working on it a lot, but kind of along with always having different ideas come up, just living more in that moment. I’m focused so much in the day of accomplishing these big huge things, but then, going out and just being there with my kids, and I’ve done really good at it, but I’d like to just continue to do better at that.
John Lee Dumas: Yeah. Journaling and mediation are two things that I never thought I’d get into, but 2015, I’ve started to. I haven’t been great at it, but I will say it’s helped in both those areas. Justin, what’s one thing that has you fired up right now?
Justin Williams: I’m super pumped about the re-launch that we have coming up that I mentioned, and that’s just what has me fired up. We’re spending a lot of time on that. I’ve got a free gift for your audience, if –

John Lee Dumas: What was holding you back from becoming an entrepreneur?
Justin Williams: Absolutely nothing. I’ve been an entrepreneur my entire life, from the time I was nine years old raising love birds, feeding them by hand, selling them, candy door to door, making all kinds of stuff and selling it. I’ve always been an entrepreneur. Never had really a regular job, other than in high school for – anyway.
John Lee Dumas: Okay.
Justin Williams: But not really. I’ve always been an entrepreneur.
John Lee Dumas: Raising love birds is gonna have to be something we talk about on your next episode on Entrepreneur On Fire.
Justin Williams: Yes, yes.
John Lee Dumas: What is the best advice you’ve ever received?
Justin Williams: I already talked about just kind of living in the moment, and you know, I could talk about business advice on and on, but really, just focusing on those things that are most important at that time.
John Lee Dumas: What is one of your personal habits that you do have that you believe contributes to your success?
Justin Williams: I just everyday I’m very passionate about what I do. I can’t wait. A lot of people dread Monday’s. I love Monday’s. I can’t wait until they come around, because it means I get to go back to creating the game that I love playing every week.
John Lee Dumas: And let me ask something here, too, just having been your mentor. Speed of implementation, Justin, is an amazing habit that you have. I mean you’ll hear something, you’ll be suggested something. You know, you’ll be mentored to do something, and the next thing I do, I blink and like you’re doing it. I’m like, hey Justin; you should really do some pushups. You know like, and when you’re taking a break during the [00:26:08] [inaudible], like I look up on the video and you’re like – you’re actually doing pushups. I’m like, whoa. I mean, like he has this speed of implementation, Fire Nation, that I really think you need to think about implementing in your own life. Just do it. Action.
Justin Williams: I totally agree.
John Lee Dumas: Do you have an internet resource, like Evernote, that you can share with our listeners?
Justin Williams: You know, because I’m still not super techy, I use other people to help me do a lot of my things, but my Google calendar is just something that –
John Lee Dumas: Love it.
Justin Williams: Basically, runs my entire life. I mean I – I’m so big on having your top couple things in there, other to do lists, and I just move things around in there, and I even prepared for this in there. I use it for everything.
John Lee Dumas: Absolutely and if you could recommend just one book, Justin, for our listeners, what would it be, and why?
Justin Williams: This is a tough one. It’s kind of a tie, for me, between the E Myth and the Compound Effect, and the E Myth, because of systems and creating a business, and then, the Compound Effect is just – I believe so many entrepreneurs want that quick instant gratification, but really, it’s doing consistent things over a long period of time that get you to the success where any successful entrepreneur is at.
John Lee Dumas: Now, when I started mentoring people one on one, there’s two books that I insist they read, and one of them is always the Compound Effect, so was that from me, or did you read about that prior JLD?
Justin Williams: You know, I had heard other people – some even sent me the CD years ago, and I’ve never been a big book reader, until more recently, actually, or a book listener, and now, I listen to a lot of audio, but yeah. When I heard you talk about it, too, I was like okay. I’ve got to listen to this.
John Lee Dumas: Oh, it’s so true, and he has a new book that’s out, actually, right now. I think it’s called the Entrepreneur Rollercoaster is the actual name, but I’ll look into that, but Fire Nation, I know that you love audio, and so, I have teamed up with Audible and if you haven’t already, you can get an amazing audio book for free at eofirebook.com, and Justin, you know what’s coming, my friend. This is the last of the lightning round, but it is a doozey. Imagine you woke up tomorrow morning in a brand new world identical to Earth, but you knew no one. You still have all the experience and knowledge you currently have, and your food and shelter taken care of, but all you have is a laptop and a five Benjamin’s. What would you do in the next seven days?
Justin Williams: I would identify a neighborhood that was built in the 1950’s, decent neighborhood with houses that have some updated, some not so updated, and I would just go and start knocking doors. I would knock doors, knock doors, knock doors, until I found a house that someone wanted to sell, or someone knew of someone who wanted to sell, get it under contract, and then, I would assign that contract to a rehabber, which I am currently, so like – but I need fast cash, right?
John Lee Dumas: Right.
Justin Williams: That’s my goal here, so I would assign that, what’s called wholesaling. Assign that contract, try to get a pile of cash over the next 30 days, or so. $20,000.00, or so, so that I can then do more marketing, to buy more houses, and then, over time, eventually, get back into my online world, which I love. I’m enjoying doing so much.
John Lee Dumas: Justin unleashed in this fictional world that I’ve created with his food and shelter taken care of. Like, he’s kind of scary, because you know, he has nothing to lose. He can get out there and take some massive, massive risks and just see where the die fall, because you know, he’s coming back to a full heaping plate of meat and potatoes every single night. Justin, let me ask you, why 1950’s?
Justin Williams: When you’re trying to flip a house, if you find a house that’s too new, you can’t really add enough value to make it worth making a profit. Before 1950, those can be kind of tough. There’s a lot involved. Codes weren’t as good.
John Lee Dumas: Lead paint everywhere.
Justin Williams: All kinds of crazy stuff, so 1950, 1960, that’s kind of bread and butter, for me.

Justin Williams: Well, my parting piece of guidance, I have this thing called the three C’s that is – stands for content, corridor, and community, and those are the three things you really need to be successful. You got to learn the content. You’ve got to enter the corridor. You’ve got to get started. You’ve got to get started doing the right things, and you’ve got to surround yourself with like minded people and mentors who are on the same journey as you, and those, to me, are the three tips to your entrepreneurial success. I would highly recommend, if you haven’t had a chance, get involved in John’s communities.

I’m gonna recommend that to all the people I know, because I’m not the best at just teaching someone. I’m good at teaching about house flipping, right? But that is amazing.
